Most RV owners are surprised to learn that a camper requires significantly more maintenance than a house or a car. Between the "earthquake" of highway travel and the extreme humidity of East Tennessee, your RV is constantly under siege. The "Big Three" of RV Longevity

1. Roof & Sealant Integrity (The 6-Month Rule)

 

The Problem: RV manufacturers use sealants that dry out, shrink, and crack. Because your RV frame flexes while driving, these cracks can open up overnight.

 

  • The Standard: We recommend a comprehensive roof and vertical seam inspection at least twice a year.

  • The Rocky Valley Difference: We don't just look from the ground. We get on the roof to "thumb-test" every inch of Dicor and inspect every clearance light for hidden entry points.

2. Running Gear & Axle Safety (The Annual Standard)

The Problem: Unlike your car, trailer wheel bearings are not sealed. The grease breaks down with heat and time. Neglecting this is the #1 cause of roadside fires and "wheel-off" accidents.

  • The Standard: A full Wheel Bearing Repack and Brake Inspection should be performed every 12 months or 10,000 miles.

  • The Rocky Valley Difference: We pull the hubs, clean the bearings to inspect for heat pitting, and hand-pack them with premium Lucas Red-N-Tacky grease.

3. Propane & Life Safety Systems (Semi-Annual)

The Problem: Road vibration and use can loosen brass gas fittings. Additionally, LP and CO detectors have a shelf life and often expire without the owner knowing.

  • The Standard: A semi-annual Manometer Pressure Test to ensure the system is 100% airtight.

  • The Rocky Valley Difference: We check the "drop pressure" of your entire system. If there is a leak the size of a pinhole, our equipment will find it.

Appliance Hygiene & Efficiency

Proper maintenance doesn't just prevent failure; it makes your appliances work better.

  • Water Heater Service: Annual flushes to remove calcium "scaling" and replacing the sacrificial anode rod.

  • Air Conditioning: Cleaning the condenser and evaporator coils to reduce amp draw and improve cooling by up to 10°.

  • Furnace Service: Cleaning the burn chamber of soot and spider webs to ensure clean ignition and prevent carbon monoxide blowback.

RV Service & Maintenance: Frequently Asked Questions

How often should I have my RV roof inspected?

While the industry minimum is twice a year, we strongly recommend a professional inspection four times per year (quarterly). East Tennessee’s extreme seasonal shifts—from freezing winter expansion to high-heat summer contraction—cause sealants to develop "micro-cracks" rapidly. A check at the start of every season is the only way to guarantee you stay ahead of five-figure water damage repairs.

What is a Manometer test, and why do I need one?

A Manometer test is a precision pressure test of your entire propane system. Since RVs are "traveling earthquakes," brass fittings can loosen over time due to road vibration. We perform this test to detect microscopic leaks that you can’t smell or see, ensuring your family’s safety.

Why is my RV A/C not cooling as well as it used to?

The most common culprits are dirty condenser coils or a failing capacitor. Because RV units move a massive volume of air in dusty environments, the coils become "choked," forcing the compressor to work harder. Annual cleaning can restore cooling efficiency and lower your power bill significantly.

Will professional maintenance help my resale value?

Absolutely. We provide a Digital Service History for all maintenance performed. Much like a CarFax, showing a potential buyer that the roof was inspected quarterly and the bearings were checked annually can significantly increase your RV’s trade-in or private-sale value.

My RV is brand new—do I still need an inspection?

Unfortunately, yes. We often find "factory oversights" such as dry bearings, loose plumbing fittings, or missed sealant spots on brand-new units. A post-delivery inspection (PDI) ensures your "new" rig is actually road-ready and safe before your first big trip.

What is the benefit of Coosa Board over standard wood floors?

Standard RV floors use OSB or plywood, which acts like a sponge when exposed to a leak. Coosa Composite Board is a marine-grade material that is 100% rot-proof, lighter than wood, and much stronger. When we repair a slide floor with Coosa, it is a permanent fix that will never rot again.

Does my trailer really need a wheel bearing repack every year?

Yes. Unlike cars, most RV trailer bearings are not sealed units. The grease breaks down due to heat, moisture, and sitting idle. We recommend an annual repack or every 10,000 miles to prevent spindle damage and catastrophic roadside bearing failure.
